Preparing To Sell in 2022

With Christmas and the festive season upon us, most people are considering selling their house in the new year, rather than the middle / end of December. However, many people do still like to have their house appraised in December so they can prepare for 2022 knowing that they’ll be moving home.

At this time of the year we’re conducting property appraisals and providing valuations to customers who intend to sell in a month’s time. This is an excellent plan as it allows you time to have your home valued and decide which estate agent is right for you.

It’s also beneficial as it means you’ll have a structured plan moving forward and regulatory requirements like the home report can be scheduled with plenty of time to spare (we can help you with this).

Preparing To Sell

At this time of the year many of us are busy with parties, shopping and spending time with friends and family. Whilst the intention may be to sell your home, it’s often difficult to find the time to plan an appointment with your local estate agent.

Consequently, many people like to prepare to sell in December but don’t want to list their home on the market until January, so they can enjoy the festive period. At Bensons Estate Agents, we work to your timescale and create a service that’s tailored to your needs and expectations.

We’re providing appraisals for customers to give them an idea of what their home could sell for and explaining how we can assist them. We’re also guiding people on how they could improve their property to maximise the value when it’s listed.

Maximise Your Value

If you want to ensure you’re receiving the best offer for your home then there’s some tips we have that could help you.

When you’re selling your house, you typically want to accentuate the best features of the property and correcting some minor issues can make all the difference. Fortunately, during the festive break, there’s usually more time to make improvements around the house that don’t cost too much money, but can have an impressive difference for potential buyers.

Our top tips to get your property show-home ready between Christmas and 2022 are:

  • Early Spring clean: De-clutter your home ahead of Christmas. People viewing your home like to look in cupboards and while we all have a “cupboard of shame”, when it comes to selling your property it’s difficult to envisage the space when there’s no room inside. If you have old children’s toys, furniture or unwanted appliances that still work, then charities can collect these and many items can be recycled.
  • Garden-ready: The grass at this time of the year is longer and most people understand it’s difficult to get outside and cut the grass in sub-zero conditions. Instead, we would encourage people to ensure the garden area is as presentable as possible, with toys and garden furniture neatly positioned or placed in the shed, if you have one.
  • Quick touch up: A house should be lived in whilst you’re there, so marks on the walls and floors or a broken handle on a door can happen. It’s not uncommon for these issues to go unnoticed because you live in the property. A fresh perspective and asking “if I was buying this home, what would I like to see?” can often help identify minor changes that can help your home sell.
  • Lick of paint: If you have a little more time, then a lick of paint on the walls can work wonders! It’s amazing how revitalised a room can become with a new coat of paint.
