The First Stage

We’ve helped first time sellers with the estate agency process for many years and we understand it can be a confusing time, especially as you have never been through it before. You have previously bought a property, so it’s likely you understand the procedure of viewing properties and using a conveyancer for the legal matters, but what should you do when you’re selling your home?

The first step is to speak to an estate agent who will value your property. This takes around 30 minutes and involves a face to face meeting. All of our sales advisers are highly experienced, friendly and follow COVID-19 regulations.

If you decide to sell your home with Bensons Estate Agents then we’ll take professional photographs, produce a floor plan, write a detailed summary of your home, provide a signage board (if you wish) and support you in obtaining your home report. Once completed, we liaise with you to ensure you’re happy with the information and then place your property on our website, social media and property portals (Rightmove, Zoopla, OnTheMarket etc). We extensively market your property to ensure you receive the maximum attention, which can increase the number of interested viewers.

We Handle Everything For you

When we receive enquiries for your property we will liaise with the interested buyers to furnish them with the home report and explain more about your home. Our sales manager, Samantha, will then set appointments – that meet your schedule – for the potential buyers to view your home. If you wish, your sales adviser will conduct the viewings or you may wish to show people around your own home.

After the appointment we follow up with the viewer to understand what they thought of the property and gauge whether they wish to place an offer on your property. Often we’ll have many interested buyers in a property so we would discuss with you about setting a closing date for offers to be received.

When you receive an offer you wish to accept we inform all parties involved if they have been successful and pass the information of the successful buyer to your conveyancer. At this stage your conveyancer will then proceed to complete the paperwork to sell your home, alongside the necessary legal documentation if you’re planning to purchase another property.
